基于住房持有成本模型的租金房价比变动

摘    要:基于住房的持有成本模型,租金房价比将随着利率和预期房价上涨率以及政府的政策变化而变化.利用美国1913-2007年近百年的时序数据和日本1967-2007年以及我国2000-2008年的相关数据考察了租金房价比的变动趋势和影响因素.结果发现,租金房价比并不是固定不变的.在房价高涨时期,由于预期房价上涨降低了住房的持有成本,租金房价比普遍较低.

Abstract:According to the model of housing owner cost,the ratio of rent and house price will change in company with the change of interest rate and housing policy,as well as the expectation of future house prices.This paper researches the changing trend and determinant of it by use of American time series data from 1913 to 2007 and Japanese time series data from 1964 to 2007,including Chinese series data from 1998 to 2008.The result shows the ratio is not stable.It will decrease because housing owners have optimisti...
