摘    要:运用理论分析与经验证据相结合的方法,重点分析了OECD国家房地产业与国民经济协调发展的经验以及对我国房地产业发展的启示。国外房地产业发展的经验表明:当房地产业发展到相对高级阶段时,房地产业增加值占国内生产总值的比重以及房地产价格对居民可支配收入的弹性都将在一定范围内波动,否则房地产业将有可能过热发展,对国民经济造成危害。基于国外房地产业发展的经验,我国房地产业总体上还处于初级发展阶段,并且区域发展不平衡,部分地区房地产业出现过热发展趋势。
