中国城市土地价格虚高的成因及危害

摘    要:随着中国经济的发展,最近几年城市土地价格持续上涨并且出现虚高的现象,土地价格虚高成为中国土地市场中较突出的问题之一.本文通过从土地内在因素、经济因素、制度因素三个角度剖析土地价格虚高的成因,进而揭示地价虚高给中国带来的危害,并简要提出应对措施.

Abstract:Along with the economic development in China,urban land price has been rising continually in recent years and has been impractically high in land market.The impractically high land price has been one of the major problems in the land market of China.This article analyzes its causes from three aspects: intrinsic factors of the land,the economy and the system,and then shows the harms of impractically high price to China,and proposes the counter measures briefly.
