住户满意度和住宅市场分析

本文提出了一种基于用户满意度理论的住宅市场分析模型,用于分析我国住宅市场的现状并预测其发展前景。由于将住宅金融措施和政府的住宅政策引入用户满意度模型,此模型的应用范围已由分析住户对住宅的满意度扩展到研究住宅市场的活力问题。满意度方法结合住宅品质综合软件和住宅金融、政策综合软件可用来计算住户满意度指数,估计住宅市场的潜在容量,研究影响居住质量的因素,分析住宅市场结构的变化及各类居民的住宅消费心理,评价金融服务和住宅政策。使用北京住宅市场的调查数据,模型分析结果说明这种方法对于解决与群众评价有关的社会经济问题颇具实用价值。

Household satisfaction index and analysis of housing market

Based on the customer satisfaction theory, a model of the housing market analysis is proposed to analyze the present conditions of the Chinese housing market and predict its developing prospects. This paper creatively introduces the residential financial measures and the governmental residential policies into the CSI(customer satisfaction index) model so as to extend its use from analyzing customer satisfaction for housings to studying the activity of the housing market. The customer satisfaction method incorporating the comprehensive software of the housing quality and that of the housing finance can be used to calculate the household satisfaction index, estimate the potential capacity of the housing market, study the factors influencing residential quality, analyze the variety of the housing market structure and the housing consumer-psychology of the residents of all sorts. Using the investigation data on Beijing housing market, the results obtained through the model show the practical value of this method for socioeconomic problems which are concerned in masses' evaluation.
