高地价对房地产市场的负面影响及对策分析

摘    要:土地价格在房地产价格中所占比重非常大 ,所以地价的高低对房地产市场的影响较为突出 ,本文就高地价对房地产市场的主体、客体及交易中介负面影响展开分析 ,并提出了地价过高时抑制地价上涨的一些措施。

Abstract:Land price constitutes a major part in the proportion of the price of real estate. Therefore, it is obvious that land price has a great influence on real estate market. This article makes an analysis of the negative influence of high land price on real estate from the view of subject, object and agency of real estate market. And it puts forward some measures to prevent the rising of land price.
