摘    要:为了有效地贯彻实施中央和地方对楼市调控的一整套政策举措,必须批驳以下奇谈怪论:(1)上海楼市本来“健康论”;(2)宏观调控是“走计划经济老路论”;(3)楼市调控对房地产业“打压论”;(4)房价理性调整使得老百姓利益“受损论”;(5)房价合理调整会使银行“受冲击论”;(6)房价理性回调就是“大起大落论”;(7)楼市调控后交易量萎缩是消费者行为的“非理性论”;(8)楼市调控现在要“见好就收论”。

Abstract:Since the central and local governments adopted a series of policies to adjust and control the real estate market,there has been constant shrink in volume of business and fall of price by a small margin for some exceptional finished housing.This situation worried the developers and annoyed the careerists.Consequently there appeared some opposition to the adjustment and control of real estate market.This article focuses on the eight representative views and criticize them one by one based on just grounds.The eight views are as follows: 1)The real estate market of Shanghai is developing in a favorable way;2) The macro-adjustment and control are to restore the old practice of planned economy;3) The macro-adjustment and control suppress the development of real estate market;4) The adjustment of housing price damages the interest of the common people;5) The adjustment will produce negative effect on banks;6) Any adjustment means great ups and downs;7) The shrink of real estate trade is the irrational choice of customers;and 8) The adjustment and control must stop before going too far.
