摘    要:在构建牟平区土地特征价格模型过程中,分别采用总地价、单位地价、楼面地价3种不同的因变量建立特征价格模型,进行判定分析,发现因变量为土地总价的特征价格模型最能解释土地价格微观影响因素.

Abstract:The total price of land, unit land price and the floor price are used as three kinds of dependent varia-bles to construct the hedonic price model of Muping District. The results show that the hedonic price model of total land price as a dependent variable is the most suitable explanation of the micro influence factors on land price.
