老年人住房满意度及影响因素分析——以北京市为例

基于2015年中国城乡老年人生活状况抽样调查北京数据,探讨老年人住房满意度和影响因素。总体来看,大部分老年人对调查时住房条件持满意或一般的态度。农村老年人的住房满意度好于城市,北京市周边区县好于市中心;随着年龄的增长,老年人的住房满意度先升高后降低。此外,老年人个体因素中的年龄、城乡、经济和健康状况以及住房条件中的建筑时间、适老化程度和产权状况显著影响老年人的住房满意度。基于此,要在保障"老有所居"前提下重点关注城市老年人的居住状况和住房条件,尤其应优先对高龄老人的住宅进行适老化改造。

Housing Satisfaction of the Elderly and Its Influencing Factors: A Case Analysis Based on Beijing City

Based on the data of the sample survey on the urban and rural old people's living conditions, which was collected in Beijing in 2015 , this paper researches on the housing satisfaction and its influ-ential factors of the elderly. As a whole, most of the elderly are satisfied with their housing conditions. However, the rural elderly's housing satisfaction is better than those living in urban areas, and the eld-erly living in the center of Beijing is less satisfied than those living in the surrounding counties. As get-ting older, their housing satisfaction increases, then decreases. Moreover, the individual factors of the elderly such as age, living in urban and rural areas, economical and health conditions, and the hous-ing condition factors such as construction time, suitable degree for the elderly and the property status, all have a significant impact on the housing satisfaction of the elderly. Therefore, this paper believes that under the premise of“all the elderly have a roof over the head", it is vital to pay more attention to the living conditions and suitable degree of the houses, especially for the advanced ages.
