摘    要:城市更新目前已成为融合社会、经济、文化和物质环境全面复兴的城市公共政策,对城市的发展,尤其是对旧村庄、旧厂房、旧城镇等“三旧”区域的发展,有着重要的影响。本文拟以广州北岸文化码头为例,通过实地调研,从经济、社会和环境三个方面分析城市更新下三旧改造区域的用地效益。研究发现,经历城市更新后,北岸文化码头区域的经济效益主要体现在土地单位产出的提高,而用地的集聚效益尚不显著;但社会效益和环境效益则十分显著。

Abstract:Urban renewal is now the public urban policy that integrates the overall reju- venation of social, economic, cultural and material environment, and has a significant impact on the city' s future development. The paper takes North Bay Culture Wharf for example, analyzes the economic, social and environmental benefits through field surveys. It therefrom concludes that economic benefit is mainly embodied in the increase of land unit outputs, while agglomera- tion benefit remains low, with obvious social and environmental benefits.
