摘    要:本文运用四象限理论分析模型探讨中国高房价与高地价关系之谜.研究结果表明,中国高房价与高地价之间存在一定的相关性.在其他因素不变的前提下,旺盛的住房需求促使房价上涨,并刺激土地需求的上升,土地需求上升进一步拉动地价的上涨,地价上涨会提高住房建设成本,抑制住房供给,且进一步推动房价上涨.中国的高房价不完全源于高地价,中国的高地价也不完全源于高房价.现阶段中国的高房价主要源于需求拉动、供给推动、竞争不完全;中国的高地价主要源于需求拉动、供给推动、供地垄断.

Abstract:This paper probes into the relationship between high housing prices and high land prices in China, based on Quadrant Model. The results show certain correlation between China's high housing prices and high land prices. Other things being equal, great housing demands prompt high housing prices and then high land prices by stimulating land demands, and housing prices continue to rise because of increasing land prices which increase housing construction costs. China's high housing prices do not entirely derive from high land prices, vice verse. China's high housing prices stem from demand-pull, supply-impulse and imperfect competition, and China's high land prices originate from demand-pull, supply-impulse and land supply monopoly.
