在明确相关指标和基本依据的基础上，以天津市中心城区为例，分析居住用地开发强度的动态发展和空间分布，提出总体和分区容量控制建议；根据环境、经济、文化等因素，提出重点地段的开发强度策略；通过空间布局模拟、案例分析和横向比较，得出详细规划层面的指标取值范围。作者给出了2006-2020年天津市中心城区居住用地开发强度的控制原则和指标。

Sustainability of Urban Residential Land-Use Intensity

The study focuses on the sustainable management of urban residential land-use intensity, taking the central urban area of Tianj in as an example. First, the major indicators and principles are specified. Then, the general intensity of residential land-use of the case study area is suggested based on the analysis of historical evolution, future planning, and spatial distribution. Strategies for the crucial areas are proposed considering the environmental, social and economic factors. The value scopes of the key indicators are discussed through spatial simulation and exemplary study of typical urban housing design,and by comparison with similar cities. Finally,the controlling principles and indicators are concluded for the residential land-use intensity of the central urban area of Tianjin from 2006-2020.
