市场分割、家庭资本与住房分化

关于住房分化机制的解释,学术界主要有个人主义与结构主义两种理论取向。笔者整合两种理论解释,同时考虑到反事实问题与异质性问题,提出了影响住房分化的hte模型。用＂中国综合社会调查＂（CGSS2006）数据对这一模型检验表明,条件相对较差的家庭,高人力资本给其带来的住房收益则比较高;条件相对较好的家庭,干部给其带来的住房收益也较高;体制内的干部家庭的住房收益比体制外的干部家庭的住房收益更多;而体制外的大学家庭住房收益比体制内的大学家庭的住房收益更多;垄断行业的大学家庭的住房价值回报并不比非垄断行业的大学家庭更高。

Labor Market Segmentation, Family Capital and Housing Distribution

There are two theoretical approaches based on individualism and structuralism when explaining the inequality of housing distribution mechanism.The author has developed a basic housing distribution model that integrates the two theoretical approaches and also incorporates heterogeneity and anti-fact.Model testing using the data from the Chinese General Social Survey in 2003（CGSS2003） has provided strong support for the hypothesis that families who are least likely to obtain a college education benefit the most from college in the house value;however,it has also indicated that families who are most likely to obtain a cadre brand benefit the least from cadre in the house value;cadre families in the system benefit more than cadre families who out of the system in the house value;college families who out of the system benefit more than college families in the system in the house value;college families in the non-monopolies benefit more than college families in the monopolies.
