我国住宅抵押贷款证券化实施步骤的构想

摘    要:目前我国住房抵押贷款一级市场已有较大的发展,但在发放贷款的过程中却面临着金融机构“短存长贷”的流动性风险。根据国外经验,解决这一难题的出路在于建立抵押贷款二级市场。根据我国资本市场、住宅市场仍欠发达的情况,建立住宅抵押二级市场即住宅抵押贷款证券化应该分步骤分阶段实施。

Abstract:At present the first market of housing mortgage loan in our country has a fair development,However, it faces a unsteady risk which is named as' short time of depositing and long time of loaning' by some financial establishments during the process of providing loan. From the successful experience abroad establishing secondary market of mortgage loan is the proper approach. Besides, capital market and housing market in our country are still under development. Therefore, based on such conditions, this thesis presents its concept that will be implemented step by step. That is, firstly we should establish the secondary market of housing mortgage and secondly we begin to realize scuritisation of housing mortgage loan.
