| 摘 要： | 房屋所有人对房屋的所有权是无期限的,而房屋所占用的土地的使用权是有期限的,导致了土地使用权到期后房屋产权如何处置的问题。通常的做法有两种：一种是被国家无偿收回;一种是由房屋所有人继续使用,但是要由房屋所有人和国家续签土地使用权合同。具体的操作措施包括：建立健全房地产市场、规范房屋所有人续签合同的程序和期限。

| Abstract: | House is the legal property of citizens.The proprietorship of a householder to the house has no time limit,but the time of his usufruct of the land the house occupies is limited.Therefore,a problem is caused:how to deal with the house property after the land usufruct exceeds the stipulated time.The usual solving method is that the estate is confiscated by the government or it is continuously used by the householder after signing a renewing contract.The proposed measures include:consummating estate market,stipulating the procedure and the time limit of the renewing contract. |
