| 摘 要： | 房地产市场的稳定发展需要政府进行有效规制。但是,政府规制应该以房地产市场的自我调节为前提,充分考虑市场效率。政府规制应该适度、合法,要根据实际情况而有所放松或者加强。政府应该在市场准入、土地交易等环节逐步放松规制,增强市场活力。对信息不对称的规制和对规制者的规制是当前需要加强的重要方面。
