当前中国土地市场发展状况及趋势分析

当前中国的土地市场发展很快,市场化程度逐步加深,土地政策作为宏观经济的调控手段的作用日益加强,国家对土地监控力度加大。但原有体制的惯性、现存土地市场的二元性及政府参与土地经营等方面的因素,导致市场发育不是很完备,目前土地市场存在许多急需改革的方面。对此要改变农村与城市分割的二元性土地制度以及相关的国家对城市土地一级市场的垄断现象,改革土地市场的“价格双轨制”,完善管理土地的制度和法律框架,进一步规范政府的行为。
