当前我国高房价的成因及对策探讨

摘    要:当前我国房产过热,房价居高不下,政府、投资者、开发商、投机者等各有所图,唯独没有认真关注房市存在的巨大真实需求。从构建和谐社会角度出发,政府必须算大帐、担要责。通过普查摸底、成本核算,设定房产销售上限、实行成本价实物供房,完善政绩考评机制、鼓励投资扩大房贷等一系列措施,来抑制房价,稳定房市。

Abstract:Real estate is exceedingly heated now in China and the prices of houses are increasing.This is in the interests of the government,the investors,and the speculators except that of the real demands of the estate market.The government should consider this problem from a macro perspective of constructing a harmonious society and shoulder the primary responsibilities.The government can restrain the prices of houses and stabilize the real estate market though a census survey and cost calculation,setting a upper limit for the estate sales,selling houses at the cost price,improving the assessment systems,encouraging investments and increasing loans for houses.
