货币供应量、地价与房价关系的再检验——以陕西为例

摘    要:利用1998-2010年陕西省的时间序列数据,对陕西省范围内的房价与地价及货币供应量之间的关系进行了再检验。检验结果表明,地价与房价之间有显著的互为因果关系,货币供应量对房价与地价也有显著的影响,地价对房价起到了重要的推动作用,房价引起的引致需求也拉动了地价的上涨,政府在抑制房价和地价的过程中,除了出台相关的限制措施外,也应当控制货币发行量。

Abstract:This paper re tests the relationship among housing price,land price and money supply in Shannxi province using time series data over the period of 1998-2010.The results indicate clearly that there is a significant reciprocal causation relationship between land price and housing price, besides,money supply has an obvious influence on both house and land price.The paper documents that land price plays an important role in pushing housing price and in turn promotes land price.Therefore,the government should not only launch relevant policies,but also control the money supply in the process of suppressing housing price and land price.
